Approval Criteria

We require that the VERIFIABLE household income meets or exceeds 3X the rental amount, unless mitigating circumstances apply. We will do a national background check and eviction check, MOST negative information will only affect your approval if it is less than 7 years old. We do allow for mitigating circumstances here too, but these situations are waived ONLY at the property owners discretion. We will also require you to submit verifiable information on your prior past addresses and Landlord contact information for the past 3 years. We require verifiable employment information, or a letter from the employer where you will be working after your move. We also do a credit check. Application approval is NOT solely dependent on credit score. Property Owners have the final say in application approval. There may be multiple parties applying for a property at the same time. Time is of the essence, please have all Tenants over 18 finish their applications PROMPTLY to secure the best chances of application approval. Full Sail Realty requires applicants with pets to complete the pet application incorporated into the primary Tenants application and provide photo's of any pets that will live at the property. Non-refundable pet fee of $200 per pet will also be due prior to move-in date. In order to hold a property so that we can take it off of the market, Tenants must pay a hold fee equal to 1 months rent OR secure approval from Obligo to satisfy the Security Deposit Requirement of 1 months rent. We will email you an invitation to Obligo as soon as your application is approved by the owner. Obligo is OPTIONAL (see myobligo.com for details), we will also accept the hold fee in certified funds (money orders or cashier check) . If paying a hold fee in advance, it will be credited towards the Security Deposit at time of Lease signing. Hold fees are not refundable until signing of the Lease. We cannot hold properties for more than 30 days without specific owner approval.
